Phase 1 & 2

Las Fincas is comprised of two Phases. Private roads on top of the mountain ridge provide access to all lots. Las Fincas de Escamequita is next to its sister development, The Haciendas, and both are within the national designated reserve created by Nica Dev.

Las Fincas has comprehensive Covenants, Conditions & Restrictions. When owners abide by the CCRs, it maintains the value of their properties by helping ensure that the founding principles of the development are honored. No one ends up living next to a lot with multiple rental dwellings, using excessive amounts of community water, or buildings that intrude on the view. The CCRs are designed to maintain the tranquility of the reserve and preserve the area.


Phase I

The entrance to Phase 1 is just off the paved Ostional Road, past the entrance to Playa Hermosa.

Phase II

The entrance to Phase 2 is further down Ostional Road, just before the neighborhood of Escamequita.


Covenants, Conditions & Restrictions

Las Fincas has a Homeowners Association which works with fellow neighbors to honor the rules of the development and protect the properties and the reserve. The following are some of the main tenets:

  • Lots are restricted to private one-family dwellings, of one story height, set back from the property line.
  • Grading of land is to be done with minimal impact to environment. Trees larger than 6′ circumference or 12′ tall can only be cut with permission from HOA.
  • Lots are encouraged to compost, recycle or dispose of rubbish in suitable containers.
  • General maintenance of common areas is $600 a year.
  • Solar power or similar alternative energies are used exclusively. Septic systems must have grey water to be use for irrigation.
  • Exterior lighting must be kept to a minimum.
