Las Fincas de Escamequita

Las Fincas de Escamequita was created nearly 20 years ago. The developers had a concept of a community where the owners acted as stewards of the land . The lots are large, ranging from two to eight acres, and cannot be subdivided or overdeveloped. They are located within 450 acres of a national private nature reserve, certified by the government of Nicaragua. This area was created with the intention that owners and their guests have open access to the ecological sanctuary. Public access is limited, to keep traffic to a minimum. This helps preserve and protect the area and ensure the migratory paths of animals.


Protected Reserve

Las Fincas Reserve was created as a “living tribute to the majesty of Nicaragua and the critically endangered tropical dry forest ecosystem of western Central America.”

The focus was on restoration, re-establishing the natural flora and fauna, and protecting the area.

Reforestation

The reforestation project started in 2006, with the intention of returning the area to its original state.

The trees were raised in their own vivero, from seeds they collected and germinated. They only selected trees that were indigenous to the area and would contribute to rejuvenating the animal population.

The founding principles of Las Fincas focus on maintaining the natural landscape and respecting the nature of the area:

  • Lot lines do not cross wooded areas
  • Lots are large, to keep density low
  • Sensitive to water-shed areas
  • Protect existing natural elements
